Nine Elms has evolved into one of London’s most ambitious regeneration projects. Spanning 195 hectares and backed by over £15 billion in investment, the area delivers up to 20,000 homes, two new Northern Line stations, and major relocations including the US and Dutch embassies.
Build-to-rent operators are investing in Nine Elms for good reason
Nine Elms has emerged as one of London’s most ambitious regeneration zones. The area’s strategic position along the Thames, combined with its proximity to Westminster, the iconic Battersea Power Station and the City, has made it an ideal location for long-term residential investment. Developpers aren’t simply building homes here, they’re shaping a new kind of urban living.
Moda Living, known for its design-led, service-driven rental communities, is delivering over 450 homes at Embassy Boulevard, directly adjacent to the US Embassy. Their presence in Nine Elms reflects a strong demand for curated, wellness-focused accommodation among professionals and international tenants. Greystar, in partnership with Henderson Park, is undertaking a major redevelopment of the former Royal Mail depot into nearly 900 new rental homes. For a global BTR operator of their scale, this move signals deep confidence in the long-term appeal of the neighbourhood.
Meanwhile, London Square Living has partnered with Moda to bring 437 additional BTR apartments to Nine Elms Park, continuing the area’s upward trajectory. These developments are designed with mid-rise scale, integrated landscaping, and amenities that support both privacy and community. Lastly, Ballymore’s Embassy Gardens, one of the most recognisable residential schemes in the area, has helped establish Nine Elms as a destination in its own right, not least because of its iconic Sky Pool and architectural ambition.
What draws these operators to Nine Elms is the quality of the public realm, and the promise of sustained rental demand from a global, mobile tenant base. The extension of the Northern Line has only increased accessibility, linking this riverside district directly to the financial and cultural heart of the capital making Nine Elms a unique hub for entertainment, residential experience and future developments.
